# Comparables

> Compile rent and sales comps with integrated area maps

CREFI helps you compile and analyze comparable properties with integrated market data and area maps. Comps are tied directly into your deal workspace and can be used in underwriting and memo generation.

## Finding Comparables

CREFI integrates with property data providers to help you find relevant comps:

* **Rent comps** -- Similar properties in the submarket with current asking or effective rents
* **Sales comps** -- Recent transactions for comparable properties with pricing and cap rate data

You can search for comps by:

* Location (radius from subject property)
* Property type
* Size (units, square footage)
* Age and condition
* Transaction date (for sales comps)

## Managing Comps

### Adding Comps to a Deal

From the **Comparables** page:

1. Click **New Comparable** to add a property manually, or use the AI to search for relevant comps
2. Fill in property details -- address, property type, units, size, pricing
3. The comp is automatically associated with your deal

### Comp Data Points

Each comparable property can include:

| Category      | Data Points                                             |
| ------------- | ------------------------------------------------------- |
| **Property**  | Address, type, year built, units, square footage        |
| **Financial** | Sale price, price per unit, price per SF, cap rate      |
| **Rent**      | Asking rents, effective rents, rent per SF, concessions |
| **Occupancy** | Current occupancy, historical occupancy                 |
| **Location**  | Distance from subject, submarket, map coordinates       |

## Area Maps

CREFI can generate area maps that show:

* Subject property location
* Comparable properties with key metrics
* Local amenities and demand drivers
* Submarket boundaries

These maps are useful for investment memos, deal presentations, and internal reviews.

## Integration with Underwriting

Comps aren't just for reference -- they feed directly into your analysis:

* **Assumption validation** -- Compare your underwriting assumptions against actual market data
* **Rent benchmarking** -- See how your projected rents compare to what comps are achieving
* **Cap rate support** -- Justify your exit cap rate assumption with recent sales data
* **Memo generation** -- Include a comp section in your investment memos automatically

## Using AI for Comp Research

You can also ask the AI to research comps through conversation:

* *"Find 5 multifamily sales comps within 2 miles that closed in the last 12 months"*
* *"What are comparable rents for a Class B multifamily in this submarket?"*
* *"How does our asking price per unit compare to recent sales?"*
