# File Processing

> Automatic document parsing that extracts and contextualizes your CRE documents

CREFI automatically processes the documents you upload, extracting text, tables, and financial data so the AI can reference them in your analysis. No manual data entry required.

## Supported File Types

| File Type                | What CREFI Extracts                                    |
| ------------------------ | ------------------------------------------------------ |
| **PDF**                  | Full text, tables, financial data, and key terms       |
| **Excel (.xlsx, .xlsm)** | Cell values, formulas, sheet structure, and formatting |
| **Images**               | Associated with properties for visual reference        |

## How Processing Works

    CREFI immediately begins processing the file in the background. You'll see the status indicator change:

    * **Uploading** -- File is being transferred
    * **Processing** -- CREFI is extracting data
    * **Completed** -- File is ready for AI reference
    * **Failed** -- Processing encountered an error (you can retry)

  <Step title="Data is available to AI">
    Once processing is complete, the extracted content is available to the AI across all conversations in the deal. You don't need to do anything else -- just ask questions about the document.

## What Gets Extracted

### From PDFs (Offering Memos, Appraisals, Environmental Reports)

* Full document text with structure preserved
* Tables and financial schedules
* Key data points and terms

### From Excel Files (Rent Rolls, T-12s, Models)

* Cell values across all sheets
* Formulas and calculated results
* Sheet names and structure
* Data relationships

### Specialized Parsers

For financial documents commonly used in CRE underwriting, CREFI has specialized parsers:

* **T-12 Operating Statements** -- Extracts revenue and expense line items, monthly and annual totals
* **Rent Rolls** -- Extracts unit mix, current and market rents, lease terms, occupancy data

These parsers understand the structure of these documents regardless of which broker, property manager, or accounting system produced them.

  **Upload early.** Processing happens in the background, so upload your documents as soon as you have them. They'll be ready by the time you start your analysis.

  **Excel files preserve formulas.** When you upload an Excel model, CREFI can see both the values and the underlying formulas. This helps the AI understand how your model works.
