Tips for Best Results

Be specific about what you want. Instead of “tell me about this deal,” try “what is the trailing 12-month NOI from the T-12, broken down by revenue and expense category?”
Reference your documents. CREFI works best when you point it at specific uploaded files. “Based on the rent roll, what’s the average rent per unit by unit type?”
Ask for audit trails. When CREFI runs calculations, ask it to show its work. Every metric comes with the formula, inputs, and intermediate steps so you can verify the math.
