Integration with Underwriting
Comps aren’t just for reference — they feed directly into your analysis:- Assumption validation — Compare your underwriting assumptions against actual market data
- Rent benchmarking — See how your projected rents compare to what comps are achieving
- Cap rate support — Justify your exit cap rate assumption with recent sales data
- Memo generation — Include a comp section in your investment memos automatically
Using AI for Comp Research
You can also ask the AI to research comps through conversation:- “Find 5 multifamily sales comps within 2 miles that closed in the last 12 months”
- “What are comparable rents for a Class B multifamily in this submarket?”
- “How does our asking price per unit compare to recent sales?”
