Every analysis in CREFI starts with a deal. A deal is your central workspace that ties together the property, the stakeholders, the documents, and your analysis into one place.

Creating a Deal

To create a new deal:
  1. Navigate to Deals in the sidebar
  2. Click New Deal
  3. Fill in the basic details:
    • Deal name
    • Property type
    • Status
That’s it. You can add properties, entities, and documents at any time.

Deal Lifecycle

Deals progress through a natural lifecycle that mirrors your actual workflow:
1

Draft

Initial setup. You’re collecting information, uploading documents, and deciding whether to pursue the deal.
2

Underwriting

Active analysis. You’re running numbers, building models, and evaluating the investment.
3

Active

Deal is live. You’re in negotiations, due diligence, or closing.
4

Closed

Transaction complete. Deal records are preserved for reference.
5

Archived

No longer active. Kept for historical reference and portfolio analysis.

What’s Inside a Deal

Properties

Each deal has one or more properties associated with it. The subject property is the asset you’re evaluating. You can also add comparable properties for benchmarking. Property records include:
  • Address and location (with map integration)
  • Property type (multifamily, office, retail, industrial, etc.)
  • Key metrics (units, square footage, year built)
  • Photos
  • Associated documents

Entities

Track every person and organization involved in the deal:
Entity TypeExample
BuyerYour firm or investment vehicle
SellerCurrent property owner
InvestorLP or equity partner
LenderBank or debt provider
TenantCurrent or prospective tenants
BuilderDeveloper or contractor

Documents

All files uploaded to a deal are automatically processed and made available to the AI. Supported formats include:
  • PDF (offering memos, appraisals, environmental reports)
  • Excel (rent rolls, T-12s, underwriting models)
  • Images (property photos, site plans)
See File Processing for details on how CREFI handles your documents.

Conversations

Each deal can have multiple chat conversations. Every conversation has full context about the deal, its properties, and all uploaded documents. This means you can have separate threads for different analyses — one for financial modeling, another for market research, another for memo drafting — and each one knows everything about the deal.

Team Collaboration

CREFI supports multi-tenant organizations. Your entire team can:
  • Access shared deals
  • View and continue each other’s conversations
  • Share assumption templates across the organization
  • Collaborate on underwriting and deal review
Organization settings are managed from the Organization Profile page.
