Creating a Deal
To create a new deal:- Navigate to Deals in the sidebar
- Click New Deal
- Fill in the basic details:
- Deal name
- Property type
- Status
Deal Lifecycle
Deals progress through a natural lifecycle that mirrors your actual workflow:Draft
Initial setup. You’re collecting information, uploading documents, and deciding whether to pursue the deal.
Underwriting
Active analysis. You’re running numbers, building models, and evaluating the investment.
What’s Inside a Deal
Properties
Each deal has one or more properties associated with it. The subject property is the asset you’re evaluating. You can also add comparable properties for benchmarking. Property records include:- Address and location (with map integration)
- Property type (multifamily, office, retail, industrial, etc.)
- Key metrics (units, square footage, year built)
- Photos
- Associated documents
Entities
Track every person and organization involved in the deal:| Entity Type | Example |

Documents
All files uploaded to a deal are automatically processed and made available to the AI. Supported formats include:- PDF (offering memos, appraisals, environmental reports)
- Excel (rent rolls, T-12s, underwriting models)
- Images (property photos, site plans)
Conversations
Each deal can have multiple chat conversations. Every conversation has full context about the deal, its properties, and all uploaded documents. This means you can have separate threads for different analyses — one for financial modeling, another for market research, another for memo drafting — and each one knows everything about the deal.Team Collaboration
